Overview

One search, many different streets

"Concrete driveways Brisbane" is one search, but north of the river it covers very different streets. North Lakes is a master-planned community built almost entirely after 1999, where a developer's design guidelines can decide the finish before you do. Murrumba Downs was built out through the 1990s and early 2000s, so its original driveways are reaching the end of their service life together. Griffin is one of the region's most active growth fronts, with homes handed over on estate fill that may still be consolidating. Kallangur grew from the 1970s onward, and its single-width slabs, mature street trees and superseded crossovers make widening the most common job.

The same pattern runs through Petrie, Lawnton, Strathpine, Bray Park, Brendale, Warner, Joyner and Eatons Hill. This page sets out what decides a driveway job in this part of Moreton Bay, the services we combine into one quote, and then routes you to your own suburb.

On the ground

What decides a driveway here

The first thing that decides a driveway here is age. A residential concrete driveway laid in the 1990s to the standards of the day was typically thinner, lighter on reinforcement and jointed less carefully than one poured today, and driveways from the 1970s and 1980s were commonly poured single-width with few control joints. A suburb built predominantly in one decade sees its driveways reach end of life in roughly the same decade, which is why replacement and widening dominate in the older streets while new pours dominate on the estates.

The second is the ground. The Pine Rivers area carries reactive clays that swell and shrink with the wet-and-dry cycle, parts of the newer estates were built over engineered fill and reworked ground, and lower-lying streets near the North Pine River flats hold moisture longer after a storm. Concrete laid over ground that moves unevenly does not fail evenly: it fails at the boundary between firm and soft ground, usually as a crack running diagonally across the slab.

The third is the road reserve. Any work in the crossover between your boundary and the kerb falls under the City of Moreton Bay residential driveway crossover process, many older crossovers were built to a profile that predates the current standard, and street trees in the verge are council assets. A widening or a replacement can trigger a crossover upgrade rather than a like-for-like rebuild, and the quote should say so before any concrete is ordered.

The fourth is water. Long dry spells broken by intense summer storms mean short windows of heavy runoff crossing the slab toward the kerb, and on blocks that fall toward the street, runoff will find the garage threshold if the falls are wrong. None of this is decided from a suburb profile. It is decided on site, which is why every quote we write starts with a visit to your property.

Estate design guidelines that decide the finish before you do

Why it happens

Many releases across North Lakes and the newer Griffin estates carry developer design guidelines covering driveway finish, colour and the proportion of plain grey concrete facing the street. Requirements vary by estate and by stage.

Why it matters

A homeowner who doesn't check this before pouring can end up with a driveway that's structurally fine and contractually wrong, and a finish that triggers a resubmission costs a second round of paperwork.

How we handle it

We check your covenant documents at the quote rather than assuming, and nominate finishes, colours and jointing to suit. If your guidelines call for an exposed aggregate driveway, we put real samples on your slab edge so you can see them in daylight.

1990s slabs reaching the end of their service life together

Why it happens

Suburbs like Murrumba Downs were built out over roughly a decade, so their driveways are wearing out in the same decade. What we see on quotes is consistent: surface spalling, edge crumbling along the unsupported side, cracks from re-entrant corners that were never control-jointed, and heave where roots have run under the slab.

Why it matters

Replacing a driveway on an established block is mostly a logistics problem: mature gardens, retaining walls, a services pit under the slab and old concrete that has to leave before new concrete can arrive. Quotes that underprice the removal show it later as a variation.

How we handle it

Removal, cart-away and tip fees are costed in the quote from the start, and we saw cut cleanly at the boundary and around anything staying. Where a slab is still sound we say so: sometimes remedial saw cutting and a repaired section beats a full repour.

New estate fill that hasn't finished consolidating

Why it happens

Turning former farmland into level house lots means cut and fill, and a pad placed a year or two ago may still be consolidating. In Griffin, where the 2021 Census recorded a median age of 29, most enquiries come from owners a few months past handover.

Why it matters

A driveway poured onto fill that hasn't finished settling will crack, no matter how good the concrete is. A slab that's thinner and lightly reinforced looks identical on day one and completely different by year three.

How we handle it

We proof-roll and correct the fill before forming, reinforce to suit the ground we actually find rather than to a default, and cut control joints early so movement lands in a saw cut. Where the ground isn't ready, we will delay a pour rather than lay concrete on it.

Single-width 1970s driveways, old crossovers and mature street trees

Why it happens

Older streets in Kallangur and the Pine Rivers suburbs were built for one car and a narrow strip of concrete. The street trees planted with those subdivisions are now mature, and many original crossovers predate the current council standard.

Why it matters

The same blocks now carry two or three vehicles, a trailer and often a caravan. A widening that reaches the kerb can trigger a crossover upgrade, and root heave is the most common cause of lifted and cracked slabs in these streets.

How we handle it

We saw cut a clean edge, pour the new section and tie in with an isolation joint so old and new move independently, and we flag the crossover approval requirement at the quote. Street trees in the verge are council assets: we don't prune or remove them, and we'll tell you which part of the problem needs a City of Moreton Bay request.

Quotes that leave out thickness, reinforcement and base preparation

Why it happens

Builder-arranged and budget driveways are often priced as a line item rather than a designed slab, and the thickness, reinforcement and base preparation may not be stated at all.

Why it matters

On any block, the cheapest quote and the best driveway are rarely the same thing, and the difference is almost entirely invisible once the concrete is down.

Frequently asked questions

Do I need council approval to replace or widen my driveway?

Work wholly within your property generally doesn't, but anything in the road reserve does. If the job changes the crossover between your boundary and the kerb, it falls under the City of Moreton Bay residential driveway crossover process, and many older crossovers predate the current standard, so a rebuild has to comply rather than copy what's there. Separately, if your property is covered by a developer's design guidelines, the finish and colour may need to be nominated to the estate. We identify both at the quote.

Can my cracked driveway be repaired instead of replaced?

Sometimes. Fine surface cracks in an otherwise flat, well-supported slab can often be saw cut, sealed and left to serve for years. What can't be repaired economically is widespread spalling, edges that have crumbled away, or sections that have dropped or heaved: those are symptoms of the slab or the ground beneath it. We give you a straight assessment on site rather than defaulting to the bigger job.

What affects the price of a concrete driveway?

Area and shape first, then thickness and reinforcement, then finish: plain grey is the base, with coloured, stencilled and exposed aggregate stepping up from there. Site factors matter too: whether an old slab has to be removed and carted, how much fall or root correction the block needs, and whether a crossover upgrade is included. We quote these as separate line items so you can see exactly where the money goes.

How long before I can drive on a new concrete driveway?

As a general rule we ask for seven days before light vehicle traffic and around 28 days before anything heavy, such as a loaded trailer, a caravan or a delivery truck. We'll give you a written date at handover and confirm the schedule in writing before starting, so the unusable window is as short as possible.

A street tree has lifted my driveway. What are my options?

The heaved section can be isolated, removed and repoured with jointing that gives future root movement somewhere to go. What we can't do is prune or remove a street tree in the verge: those are council assets in the road reserve, and any work on them needs City of Moreton Bay involvement. We'll tell you clearly which part of the problem is yours and which part needs a council request.

Can you pour the driveway, paths and a shed or patio slab at the same time?

Yes, and it usually saves money.
